What Actually Drives the Cost of an Engineered Oak Floor
Engineered oak sells in Australia from under $60 to well over $250 per square metre. That is not a discount range — it is four or five genuinely different products. Here is what separates them.

The price range is not a discount ladder
Engineered oak is quoted in Australia anywhere from under $60 per square metre to well beyond $250. It is tempting to read that as the same product at different margins. It is not.
A board at the bottom of that range and a board at the top differ in the thickness of real oak on top, the material underneath it, how the log was sorted, where it was milled and what was applied to the surface. They are different objects that happen to share a category name.
Understanding which of those variables you are buying is the difference between a floor that gets sanded back in year fifteen and one that gets replaced.
Wear layer: the single biggest driver
The wear layer is the only part of an engineered board that is the timber you are actually paying for. Everything below it is structure.
A 0.6mm veneer and a 4mm wear layer can sit on identical-looking 14mm boards. The veneer cannot be sanded even once. The 4mm layer can be sanded three times or more, which is the difference between a floor with a fixed lifespan and a floor that outlives several renovations.
Oak is the expensive component, so wear layer thickness moves price more than anything else on the specification. It is also the figure most often omitted from a quote. If a supplier gives you a single thickness number rather than two, ask for the split in writing.
Grade yield: paying for scarcity, not durability
Grade sorts boards by appearance — how much knot, sapwood and colour variation each one carries. It has no bearing on hardness or structural performance.
It has a large bearing on cost, because cleaner grades require the mill to reject more of every log. A Select run may use only 30 to 40 per cent of a log where a Rustic run uses nearly all of it. The rejected timber is paid for by the boards that make the grade.
So a price gap between two otherwise identical floors is often pure yield. You are buying consistency of appearance, not a longer-lasting floor.
The core decides whether the floor stays flat
Underneath the oak sits either a multiply core, a softwood block core, or an HDF board. They cost very different amounts and behave very differently in Australian conditions.
Multiply — thin layers of timber cross-bonded in alternating directions, ideally an odd number — balances stress in both directions and keeps the board flat as humidity swings. It is the most expensive option and the reason engineered flooring exists at all.
HDF and softwood-block cores are cheaper and considerably less tolerant of the humidity range found in most Australian cities. A board can be perfectly flat in a warehouse and cup within a season in a coastal or subtropical house.
A thick wear layer on a poor core is a worse floor than a thinner one on a good core. The two specifications have to be read together.
Origin, and why European oak costs more
European oak is slower grown than many alternatives, which produces tighter grain and more predictable colour response when stained or finished. It also travels further, and is bought in a currency that moves.
There is a second cost buried in origin: traceability. Timber that can be documented back through the supply chain, and that complies with Australian illegal logging rules, costs more than timber that cannot. That documentation is invisible in the board and very visible in the price.
If origin is not stated on a specification, it is worth asking. "European oak" as a marketing phrase and European oak with a country and a mill behind it are not the same purchase.
Finish: the part that fails first
The coating is among the cheapest components and it largely determines how the floor looks after five years of real use.
Factory-applied UV-cured lacquers and hardwax oils are cured under controlled conditions and are markedly more durable than site-applied coatings. Within that, the number of coats and the quality of the resin vary enormously between suppliers, and neither figure usually appears on a quote.
This is where inexpensive floors most often reveal themselves. The timber can be adequate while the finish wears through at the door thresholds within a few years — at which point the only remedy involves sanding, which returns you to the wear layer question.
The costs that are not in the board at all
Two projects quoting the same board can land thousands of dollars apart.
Subfloor preparation is the usual culprit. A slab outside tolerance needs grinding or levelling, measured in square metres of labour and bags of compound. Moisture testing before laying is not optional on concrete, and remediation where readings are high is a real line item.
Installation method matters too: direct-stick costs more than floating but performs better underfoot and over heating. Pattern work — herringbone or chevron — carries both a labour premium and higher material waste from the angled cuts.
None of that is visible in a per-square-metre board price, which is why comparing suppliers on that number alone is misleading.
How to compare two quotes properly
Ask for the same six figures from every supplier, in writing.
Wear layer thickness in millimetres, stated separately from total board thickness. Core construction and number of layers. Grade, expressed as letters rather than a marketing name. Origin, by country and ideally mill. Finish type and number of coats. What the warranty covers, for the installation method you are actually using.
When those six sit side by side, most apparent price gaps explain themselves. Where a supplier cannot produce them quickly, that is information too.
